Q.

Are you changing the development 'trust' bank account number?

A.

No. This does not affect any monies held for contributions to the Service Charge. All Service Charge monies are held in an interest-bearing trust bank account in the name of the development. For further details please visit the OM website www.ompropertymanagement.co.uk and download a copy of our leaflet 'Looking after Your Money' which can be found under the 'What you need to know'/'Service Charges explained' section.

Will my Customer account reference change?

A.

No. Your account number remains unaffected.

Q.

Who will I pay my service charge monies to?

A.

Payments should now be sent to OM Property Management Ltd.

Q.

Will I have to change my direct debit?

A.

We have written to all existing direct debit customers explaining how to change their direct debit details to enable collection under the new company name.

Q.

Can I pay in instalments?

A.

We collect Service Charges in line with legal documents e.g. your Lease/Transfer. However, you may be able to pay by monthly instalments in certain circumstances. Requests for payment in monthly instalments will require a monthly Direct Debit Mandate to be completed. As these arrangements would be outside of the payment obligations outlined in your legal documents an administration charge of £15.00 (inclusive of VAT) is made to cover our additional administrative costs. Does this change affect the freeholder Holding & Management (Solitaire) Ltd who is named in the Lease?

A.

Holding & Management (Solitaire) Limited remain the freeholder of many Solitaire managed developments. Estates & Management Ltd, which is not part of the Peverel Group, is the agent responsible for Holding & Management (Solitaire) Limited.

Estates & Management will continue to invoice directly for any Ground Rent contributions.

Q.

The Lease states that the managing company is Holding & Management (Solitaire) Ltd. Will the Lease have to be re-written?

A.

No. The Lease is a legally binding document and is not affected.

Has Solitaire Property Management Company Limited ceased trading?

A.

No - Solitaire Property Management Company Limited is still a legal entity but all its operational responsibilities have been passed to OM Property Management Limited.

Any enquiry relating to Solitaire Property Management should be directed to OM Property Management.

Any enquiry relating to the freeholder Holding & Management (Solitaire) Limited should be direct to the landlord's agent Estates & Management Limited.
